The Saltings is a 300 m² four-bedroom prestige home in Suffolk built using the Beattie Passive Build System, a site-assembled timber frame with injected insulation that achieves excellent airtightness and minimal thermal bridging. The fabric-first design features 360 mm of insulation in walls, floors, and roof, triple-glazed windows, and a continuous vapour check layer, delivering U-values of 0.11 W/m²K and airtightness of 1.0 m³/m²/hr. Solar thermal and 2.7 kWp photovoltaic panels, mechanical ventilation with heat recovery, and phase-change materials further reduce energy demand and carbon emissions, achieving an 85 % cut in CO₂ versus Part L 2006 and Level 4 of the Code for Sustainable Homes (with potential for Level 5–6). The project demonstrated rapid construction and high performance.
The house was delivered in 2011 by a Beattie Passive accredited contractor.
