New Build System

The Beattie timber frame passive house system has been used to deliver award winning housing developments across the UK.

New Build System

Our passive building systems are highly versatile, with delivery options ranging from onsite construction to offsite panelised solutions and full volumetric modular builds.

New Build System

We are committed to Passivhaus and its proven benefits. More than 1,000 people now live in a Beattie home built using our certified passive house timber frame technology.

A system built for performance from the outset

Traditional construction relies on multiple trades and interfaces to achieve performance, often introducing risk at junctions and during installation.

The Beattie approach takes a different direction.

Performance is built into the structure itself, ensuring continuity of insulation and airtightness across the entire building fabric. This reduces variability on site and delivers consistent outcomes across every project.

New Build System

Designed using Passivhaus principles

The system is developed in line with Passivhaus principles, ensuring that energy efficiency, comfort and durability are considered from the outset.

This includes:

  • Minimal heat loss through the building fabric
  • High levels of airtightness
  • Stable internal temperatures year-round
  • Reduced overall energy demand

Passivhaus is not an add-on. It informs how the system is designed and delivered.

Built for flexibility, not restriction

There is a common misconception that high-performance homes are limited in design.

The Beattie timber frame system is designed to work with any architectural style, layout or scale.

This includes:

  • Contemporary and traditional designs
  • Single dwellings and multi-unit schemes
  • Complex layouts and varied building forms

The system adapts to the design, not the other way around.

What makes the system different

Beyond energy performance, the system is designed to deliver resilience, safety and long-term durability.

These include:

  • Fire resistance built into the structure
  • Flood resilience through system design
  • Radon protection as standard
  • Enhanced acoustic performance

These elements ensure that the system performs across a wider range of conditions, not just energy efficiency.

What’s included in the system

The Beattie Build System is a complete construction solution, not a collection of separate components.

It includes:

  • 300 mm deep twin stud structural timber frame used for both walls and roof.
  • Insulation beads injected into all cavities to deliver a continuous insulated layer with no gaps or joints.
  • Airtightness layer applied to the inner face of the structural frame, to achieve 0.6 ACH@50 Pa.
  • Continuously insulated envelope across walls, roof and floor, eliminating thermal bridges and preventing convection looping or thermal bypass.
  • Integrated wall, roof and ground build-up including internal and external 9 mm fire and racking boards, service voids, breather membrane and ventilated cavity.
  • Flexible external finish options, supported by the ventilated cavity system (render, brick slips, timber cladding or full brickwork).
  • Fire, flood and radon protection built into the structure as standard.
  • Enhanced acoustic performance, with independent wall and ceiling designs achieving up to 65 dB sound reduction.

This provides a clear, structured foundation for delivering high-performance homes.

Each project benefits from the same performance-led approach.

Proven performance in practice

The Beattie system has been used to deliver hundreds of high-performance homes across the UK.

Buildings benefit from:

  • Reduced heating demand
  • Improved internal comfort
  • Lower energy costs
  • Long-term durability

This provides confidence that the system performs not just in design, but in real-world conditions.
